The package gives one fixed price, known before the visit, to locate a leak in one property using whichever methods the leak needs.
The London leak detection package is one fixed price, £580, to locate a leak inside one property using whichever methods the leak needs. If the source proves to be outside the property, or no leak exists, hourly rates apply instead. No VAT is charged. The package is the only fixed price on this site: every other rate is a fixed hourly rate.
£580 buys one detection visit to one property. No VAT is charged.
| Item | Package |
|---|---|
| Price | £580 if the leak is inside the property. If the source is outside it, or no leak exists, hourly rates apply |
| Property | One property |
| Methods | Whichever the leak needs: pressure testing, acoustic, tracer gas, thermal imaging, moisture mapping, endoscope, dye testing |
| What you receive | The leak located and marked, and a written report of what was found and where |
| Repairs, access and making good | Not included in the price. A small repair on the same visit is agreed first; a larger repair is quoted separately and the leak is stopped meanwhile |
| Fee waiver | Applies to a live leak inside your own property that cannot be located, as set out on the no find no fee page |
The visit and every method needed to locate the leak, in the order described on how a visit works. If the leak needs tracer gas as well as a pressure test and a thermal scan, the package price does not change while the leak is inside the property, because tracer gas is included by default.
You also receive a written report of what was found and where, with the leak marked on the surface so that whoever opens it makes a small opening in the right place. The report can support an insurance claim; cover depends on the policy and the insurer decides, and the leak detection report for insurers page explains what it contains.
The package is for a leak inside the property being surveyed. It does not cover the following, and the table shows what happens instead.
| Situation | What applies |
|---|---|
| The source is a neighbour, a communal pipe or the water company main | The leak has been located and is charged. The hourly rate for the method used applies |
| The survey establishes that no leak exists | The package price does not apply. The time spent is charged at the hourly rate for the methods used, because ruling a leak out is the answer |
| The leak needs repairing, opening up or making good | Outside the package price. A small repair on the same visit is agreed first, and a larger repair is quoted before any work starts |
| More than one property, or a second visit after the first | Outside the package. The hourly rate for the methods used applies |
The package suits a leak you cannot see: a damp patch with no obvious source, a pressure loss, a stain that returns. It fits best when the leak is inside the property and the length of the search is a guess. A short check on one known fitting is simpler on an hourly rate, which is a fixed hourly rate that cannot rise on the day.
Why a hidden-leak search has no standard length is explained in how long a survey takes, and the heating-season case for the package is in why a package price suits a boiler that loses pressure.
The rate table lists every hourly rate. The hours at which each one passes the package are on the hourly rate against package page, and how to read a quote covers the questions to put to any firm. Six sums are worked through in hourly versus package worked examples, and market ranges across the trade are in how much leak detection costs in the UK.
For a leak inside one property the price is £580 however long the search takes. If the source proves to be outside the property, or no leak exists, hourly rates apply instead. No VAT is charged.
A hidden leak has no standard search length, which is why the two are compared in hourly rate against package and can be tried on your own numbers in the package against hourly quote checker. Neither is the right choice for every leak, and a short check on one known fitting is usually cheaper by the hour.
No find, no fee waives the detection fee when we attend a live leak inside your own property and cannot locate it. A leak that belongs to a neighbour, a communal pipe or the water company's main is a located leak and is charged, and so is a survey that establishes no leak exists, because ruling a leak out is the answer you paid for. The full terms are on the no find no fee page.

Yes, for a leak inside the property being surveyed: £580, however many hours the search takes. If the source proves to be outside the property, or no leak exists, hourly rates apply instead, so the total is fixed only while the leak is within the package. No VAT is charged.
No. They are a fixed hourly rate that cannot rise on the day, because the hours depend on the leak. The package is the only fixed price.
Yes, when the leak needs it. The package covers every method the leak needs, and the separate cylinder charge described on the tracer gas page applies to hourly tracer work only. See tracer gas leak detection.
The detection fee is waived only for a live leak inside your own property that cannot be located. It is charged if the leak belongs to a neighbour, a communal pipe or the water company main, or if the survey shows no leak exists. The no find no fee page sets out both limits.
No. The package price covers locating the leak, with tracer gas included by default. A small repair, such as tightening a fitting or replacing a small part on the pipe, can be done on the same visit once the leak is found, agreed first. A larger repair is quoted before any work starts, and the leak is stopped in the meantime. See leak repair after detection.
